Vail community hopes to set new multifamily connectivity standard

Triumph Development, the firm behind a planned 304-unit, seven-building community in Vail, Colorado, has selected Comcast Smart Solutions to employ innovative solutions at their upcoming community.
The development, known as Timber Ridge Village, plans to integrate smart cameras and AI-powered video analytics across the community, a recent announcement on the Comcast Smart Solutions website stated.
According to Comcast Smart Solutions, Timber Ridge Village Neighborhood Condos will see a total of 80 smart video cameras installed.
Additionally, the division of Comcast said the development will use AI-driven video analytics from Eagle Eye Networks, the release on their website stated.
The AI-driven video analytics, which come with a video management system managed remotely by cloud, can offer camera monitoring, smart search technology, and automated activity alerts, Comcast Smart Solutions’ release explained.
Mike Slovin, the VP and GM of Comcast Smart Solutions, said the project “exemplifies how our connectivity and smart technology ecosystem can help multifamily properties integrate advanced video analytics solutions while delivering an efficient and centralized operational experience.”
The multifamily development is expected to be completed by the winter ski season of 2025 and 2026. It was developed as part of a public-private partnership with Vail, Colorado, the release stated.
Coleman Wise, a construction representative with Triumph Development, said being able to monitor their community once its completed is also a paramount need.
“The combination of smart cameras and AI-powered analytics, along with Comcast’s connectivity, training, and ongoing support will enable us to deploy a sophisticated system to enhance security protocols and bring peace of mind to our residents,” Wise said.
Additionally, the Timber Ridge Village will also employ Xfinity Communities’ managed Wi-Fi, giving the development business-grade connectivity, according to the Feb. 20 announcement.

The Town of Vail, Triumph Development and the Vail Chamber & Business Association on Thursday issued the following press release on a Timber Ridge Village home ownership event on St. Patrick’s Day at The Fitz Bar + Bites at Manor Vail Lodge:
Even thinking about becoming a Vail homeowner can be intimidating. So, Triumph Development is teaming up with the Vail Chamber & Business Assoc. to host a fun and free après party on St. Patrick’s Day at The Fitz Bar + Bites at Manor Vail Lodge to share how simple it is for local businesses and individuals to buy a home at Timber Ridge Village.
All Vail business owners and employees are invited to don their finest green attire and attend the St. Paddy’s Après Party on Monday, March 17, 5:30-7:30 p.m. at The Fitz, sponsored by the Triumph team. The VCBA creates free events for the local workforce under the PrimaVail program.
Triumph principal, Mike Foster, says more than two-thirds of the 302 homes currently under construction have sold.
“Timber Ridge Village is a smart investment by local businesses to lock in brand new housing for employees,” says Foster. “Manor Vail Lodge recognized the opportunity as a purchaser, and we’re really looking forward to sharing how others can become homeowners, too, over a couple green beers!”
Manor Vail Lodge had a longtime master lease at Timber Ridge and is very excited to transition to ownership.
“Manor Vail prides itself on delivering world-class hospitality to our many longtime guests every day of the year,” says Manor Vail’s general manager, Zach Meyers. “We can’t do that without a happy, engaged, and professional team. Building that team requires a world-class living situation and that is why Manor Vail invested in Timber Ridge Village.”
Home types range from studios to four bedrooms. With no price appreciation caps, the deed-restricted condominiums only require that each home be occupied by at least one full-time employee of an Eagle County business as their primary residence – that can be the homeowner or person renting that residence.
Michael O’Connor, Triumph principal and COO, highlights that the generously-sized modular homes are being built with both local businesses and individuals or families in mind, with current pricing 15-24% below comparable Vail home sales over the past two years.
In addition to nearly 40 local businesses buying units, about 100 individual members of the local workforce are also under contract to buy homes. There will be one continuous phase of construction with the first building complete by the end of 2025 and the final buildings complete by the end of 2026.

By the end of the year, more locals and the workforce population will be able to call the town of Vail home. That’s thanks to a partnership between Triumph Development and the town of Vail. Timber Ridge Village is a public-private partnership that brings seven new buildings to the North Frontage Road location that housed the original Timber Ridge for decades before construction began last October.
“We started working with the Vail Town Council about what the goals were at this location, and we identified this is one of the last main locations to increase density,” said Mike Foster with Triumph Development. “After sketching up plans and balancing the parking that was needed, we came up with 302 homes compared to the 96 homes in the original Timber Ridge buildings.”
These new energy efficient homes have floor plans that range from studios to four-bedroom units. There are also common areas for gatherings, rooftop decks, bike storage, parking garage and a bus stop that can accommodate the town and county buses to give people more access to places without a car.
“It’s so great that there is finally a project like this that has the workforce in mind,” Foster said.
The one-bedroom and two-bedroom units are the fastest selling products, and in addition to individuals buying, employers are buying property to house their staff.
These homes are deed-restricted and there is a list of criteria to qualify for Timber Ridge Village on the website, but mainly the home needs to be occupied by an employee of an Eagle County business. There is no price appreciation cap on the future sale of the home.
